Congratulations on getting your home under contract for sale. This is the second step in our home sale process, after getting qualified buyers into the home. Our next step is managing the details of the sale and the contracts/practices that will take place on the road to closing.
The buyer will set up a series of inspections on your home. Almost certainly, they will have a full/general home inspection done. It’s rare that we see a buyer pass on this step. Other inspections we might see are:
Whenever possible, we ask the buyers and their agents to “stack” these inspections on one or two days, rather than have many days’ worth. Ultimately, though, there are limits to our control over this and some inspections will only occur after others yield a reason for them (i.e. general inspector recommends buyer have roof inspected, etc).
We will track the following over the next couple of weeks:
As with the Marketing Phase, we'll be contacting you throughout the transaction to update you on the status of the transaction during the closing phase. Of course, you can call, text or email us with any questions any time.
Our goal between now and the close of escrow is to negotiate the best terms for you in the inspections/repair requests and create as smooth a process as possible. We look forward to moving toward the finish line with you – let us know if there’s anything else you need.

- Sewer (very likely)
- Radon (likely)
- Oil tank search (possibly)
- Contractor-specific inspections, such as chimney, roof, foundation, electrical, plumbing, etc.

- Check-ins with the buyer’s Mortgage Broker/Lender to insure the front-end work by the buyer is being handled in a timely manner
