Here’s what’s coming up over the next couple of weeks:
Please note that you may use any inspectors or testing companies that you wish and you certainly don’t have to use the companies or individuals we recommend. We do ask, however, that if you don’t use the inspectors/companies we recommend, that you at least get referrals from other people you know and trust.
- Deposit the earnest money with the title company. This can be dropped off, picked up or we can help you set up a wire to transfer funds to the title company, just let us know which is most convenient
- Talk to your Mortgage Broker/Lender to discuss what’s needed next to get your loan moving forward
- Decide which inspections you wish to have done and schedule (see below for more)
- Review Preliminary Title Report (expect this in about 7-10 days)
- General Home Inspection- This will cover most items in the home and will give you an idea of items to be addressed. These items may be anything from major repairs to general home maintenance. This information can save you a lot of money in costly repairs or from buying a home that you’ll regret down the road. The home inspector knows how to communicate which items could be safety hazards, and which are things you may want to address down the road. Every inspection comes with a list of repair/maintenance items; we will help you sort through the report and navigate the repair negotiations.
- Cost: varies with home size. Budget approx $425-$550
- Sewer Scope/Inspections – Even newer sewers have issues from time to time, so this is money well spent. The technicians are looking for leaks, root penetration, sagging lines (which can lead to clogs) and pipe deterioration that may render the pipe failed nearly failed. Also, a sewer inspection will detect rare instances of “party” or “shared” sewer lines, which need to be addressed when found.
- Cost: approx $125
- Radon test – this is a 48-hour test. We will schedule the testing kit to be dropped off either 48 hours before or after 48 hours after before the sewer scope.
